The Foundation Parnell is a premium retirement living development in the heart of Auckland. Nathan Residences - Building One of this multi-stage project - has been completed and is designed to connect to a future adjacent building and shared podium, which is currently underway. With a refined façade combining bespoke limestone cladding and aluminium finishes, it sets the tone for the wider development - delivering quality, comfort, and performance in equal measure.

The Vision and Our Role
The project aimed to deliver a high-performing, visually refined building that would meet the needs of residents today and well into the future. The architect’s vision combined natural materials and elegant detailing with the technical rigour needed for long-term durability and occupant comfort.
Oculus was engaged to provide a comprehensive enclosure design review - supporting the team in optimising thermal performance, simplifying transitions between adjacent assemblies, and ensuring the façade detailing met both compliance and aesthetic expectations.
We authored the PS1 and worked collaboratively with the PS2 reviewer to streamline the consent process. By staying engaged through design, consent, and construction, we’ve helped reduce friction across key project stages - supporting smarter decisions, faster approvals, and clearer outcomes.
Results and Achievements
The project successfully delivered a simplified, high-performing building envelope that supports both thermal efficiency and architectural intent. External insulation over steel studs, paired with an exoskeleton supporting the limestone cladding, created a robust thermal barrier without compromising the architectural vision. Key outcomes include reduced thermal bridging, improved energy performance, and more efficient detailing between façade systems. Early coordination and responsive problem-solving enabled a smoother consent process and faster resolution of site-specific challenges - keeping the project on track and true to its design intent.

Nathan Residences was recognised for its excellence, winning the Retirement Living and Aged Care category at the 2024 Property Council New Zealand Property Industry Awards.
